Chelsea Barracks is one of the most luxurious residential projects in the UK. It sits on the historic 13-acre London site where the British Army Barracks were built between 1860 and 1862.

Space without compromise.

When complete, the site will feature: up to 448 residential spaces (123 affordable units); leisure facilities; medical centre; community centre and children’s play space; convenience shops; and five acres of public squares, streets, and gardens.

Our challenge was to maximise the internal spaces of luxury residential units without compromising their impeccably high level of service. Furthermore, the development dictated strict parameter plans for the building’s heights and mass.

Maximised potential.

Our solution took advantage of sharp MEP designs – delivering solutions that would fit within very confined service voids. We maximised potential ceiling heights to allow for our client’s vision of luxury, with a high specification of service and finish. We also developed robust methods for maintaining and cleaning the large complex façades and penthouse setbacks.

We worked in close collaboration with both architects and interior designers – not only learning from their specialist skills, but also sharing our own extensive experience working on luxury residential projects.
