Making a splash in PRS.

Apex House in Tottenham is a high-quality residential-led development that will build on the area’s thriving community. This private rental sector redevelopment of consists of 163 new homes including four duplex townhouses, a 22-storey tower, one six-storey block, and 1,000 square metres of retail/commercial space, together with a new public courtyard that residents will share.

Tackled together.

One of the trickiest aspects of the project was securing planning permission. The site in SevenSisters – located the borough of Haringey – is an underdeveloped, low-rise area of London. As such the 22-storey building will be a landmark building in a very prominent location. Having worked with Grainger previously, we were able to bring past experience of schemes complete, in order to expertly develop the brief required for this unique project.

Demonstrating compliance.

The team developed a balanced and considered energy strategy – demonstrating compliance with all policies where possible – and minimised the carbon offset payment for the client. We also undertook thermal modelling to show adherence to the planner’s overheating policy as set out by CIBSE TM52 and as required by the GLA.

Thanks to close integration with the design team, and building a strong relationships with 3D Reid, we were able to produce a successful, well-coordinated design.
