An intelligent approach to offices.

The International Quarter London (IQL) in East London’s Stratford City is an important part of the Olympic Games’ legacy – the area is undergoing huge regeneration and is extremely well connected, central London can be reached in less than 10 minutes. The client’s challenge was to create demand for prime office space and target extremely high sustainability standards for a BREEAM Excellent rating.

Competitive problem-solving.

Our work on the scheme involved collaborating with the world-renowned Rogers Stirk Harbour + Partners architects. An interesting feature of the brief development process was the use of intense workshops involving competing panels of selected project professionals. As a result, our idea for a high-air-volume displacement ventilation system was adopted and we were appointed MEP consultant of choice on the project. The highly efficient chilled-beam cooling solution required careful consideration of solar gain to prevent overheating. We did this by modelling the external façade to explore the feasibility and energy usage of different approaches. Following comprehensive research, our designers concluded that installing a closed cavity façade (CCF) would deliver energy savings of up to three percent over the next best option.

The project also involved working with Lendlease, Rogers Stirk Harbour + Partners, and TROX to develop an innovative award-winning product called Skybeam.

Opening up.

Our vertical transportation solution gave the architect flexibility and the client the ability to adapt to multiple letting options. Added to this, we were tasked with the design and specification of the cabling infrastructure (fibre and copper) and audiovisual systems throughout the building. The project’s combination of intelligent design, commitment to the highest sustainability targets, and user-centred approach, will make it one of the most exciting additions to the workplace sector.
