No.1 Grosvenor Square is one of Mayfair’s most prominent buildings. It sits on the corner of Grosvenor Square and is known as London’s ‘most desirable address’. As a member of the expert design team tasked with transforming this building from the headquarters of the Canadian High Commission, we have played a proud part in what’s heralded as one of the city’s most sought-after luxury developments.

Challenge

Great expectations

We were challenged to create the flawless environment required for exceptional standards of living. Located in the conservation area of Grosvenor Square, it was vital to preserve the historic façade, while also delivering the infrastructure and layout required for exclusive future-proofed luxury. Our engineering solutions needed to allow for the most luxurious environment possible: from quiet, calm, expansive spaces and open-plan living, to bespoke interior accessories and extensive spa areas.
Approach

Best of both worlds

The Neo-Georgian façade was expertly retained, rebuilt brick-by-brick. Meanwhile, the remainder of the building was given grand new proportions, with raised ceiling heights and enlarged windows. We crafted a myriad of solutions to maximise the net saleable area for our client. By using CFD modelling we rationalised the huge open-plan apartments, ensuring safety alongside space. Riser dimensions were engineered to the absolute minimum resulting in a core depth that provided substantial gains in net saleable area for our Client.
Technical impact

Silent space

Our services design was all about discrete integration: from aspirating smoke detection to ensure no visible detectors on the ceilings and fan coil units sized for near-silent operation, to bespoke heating controls and final accessories. At every stage, we looked for efficient solutions: a London Underground tube line below the site meant the entire building was constructed on acoustic isolation springs to avoid vibration and noise from passing trains. This left an undercroft beneath, which we identified as a location for primary services distribution, freeing up more vital space and delivering grand ceiling heights within the building itself.
