Embracing change, celebrating London.

This large development at the eastern edge of London is a joint venture between JV Hammerson and Ballymore in the heart of Shoreditch. This 10-acre, urban plot incorporates up to 500 new homes together with a 300-bed hotel, spa, retail space, commercial offices and public areas including gardens, terraces and walkways.

Overcoming obstacles.

The complex nature of the location (several railway/underground lines and listed arches) made this a challenging project. Due to the environment created by these pre-existing obstacles, careful consideration on space proximity was required. To tackle this, we developed early Stage 3 designs to provide special assurances. The Retail Service Strategy also provided challenges due to the park above, however we developed a design principal of compounds and trenches that elegantly resolved the issue.

Ensuring efficiency.

The development incorporates common site-wide infrastructure including a central heating/cooling system that utilises air source heat pump technology. This centralised approach not only optimised energy efficiency, but also rationalised the plant space requirements of each building.
