Masterplanning:

creating next gen capabilities from the ground up

This development will incorporate low water use liquid-to-liquid cooling technology to support the next generation of AI servers and positions this location as a hub for digital infrastructure. We are the Lead Consultant, responsible for the entire masterplan, overseeing design, programme management and MEP services with our in-house sustainability, acoustics, fire engineering, utilities, lighting, security, daylighting, air quality and vertical transportation specialists working with trusted architectural and structural partners.

Bringing power and people to the site

Due to the site’s scale, we have also been commissioned to provide high voltage power for the campus, including designing three substations to provide a reliable connection to the grid. The land is being remediated in phases, and we are ensuring the first substation is operational to support early construction. The masterplan includes road and service infrastructure to ensure easy navigation across the site. We are also designing the site to meet national standards for sustainable surface water drainage systems to provide effective flood and water management.

Sharing heat with the neighbours

The project must adhere to strict national government planning requirements, respecting a neighbouring residential development to the north and industrial employment land to the south. This includes heat sharing; rather than releasing waste heat into the atmosphere, the design enables potential future connection to a district heating system, which will distribute this energy to neighbouring areas.
Reduced environmental impact

Quietly efficient

Our acoustics team is minimising noise from chillers and other equipment. Although the national sustainability standards do not mandate specific targets, the project aims for maximum energy efficiency using liquid-cooling technology rather than air cooling. This shift will help achieve a low Power Usage Effectiveness (PUE) rating; the industry standard measuring how effective data centres are reduce energy costs and environmental impact.
