Cool meets comfort.

Concordia Works is a unique and striking loft-style workspace in the heart of Leeds city centre. The innovative development occupies a former yarn and cord warehouse office and was refurbished to meet modern business requirements, while maintaining its existing structure and original period features. The interior design respects the integrity of the warehouse’s industrial past, with exposed brickwork, trusses and cast iron columns playing a major part in the buildings’ new look.

Fabric and flair.

The space needed to be energy efficient, comfortable, and modern. Our initial involvement started with a pre-acquisition survey of the installed engineering services. It revealed they were no longer fit for purpose and needed complete replacement – so we were able to design truly future-proofed services. Our approach was to really consider the aesthetic of the services and seek a balance between engineering knowledge and designer flair to assist the client in attaining their aspirations. In keeping with the architect’s vision for the space, fixtures and fittings were carefully selected to complement the required look and overall design philosophy.

Giving it the works.

The limited ceiling space offered up a real challenge. The ‘exposed-look’ philosophy meant we needed to ensure all MEP services would sit the space without appearing cluttered. Once we were comfortable everything would fit, we went one step further and underwent a detailed coordination exercise – fine tuning the positions of fan coils, lighting, and extract/supply grills.

The end result is a building described as “the coolest most interesting office building in Leeds”.

Concordia Works then won at the 2017 British Council for Offices National Awards in the category ‘Projects up to 1500m2’.
